After the tragic Surfside collapse in 2021, Florida enacted SB 4-D (2022) as a direct response, and later measures such as HB 1203 (2024) and HB 913 (2025) built on and expanded the state’s condo and HOA regulatory framework. The problem? Many owners find these laws confusing — which ones apply, when the deadlines fall, and what the consequences are.

PROPLIVEX LLC is a Florida-registered limited liability company based in Doral, Florida — in the heart of Miami-Dade County. We started in South Florida and now help condo and HOA owners across all 67 Florida counties understand the compliance laws that may apply to their property.
