Milestone Inspection Program
Condos 3 stories or taller must complete structural inspections at 30 years (25 if near coast) and every 10 years after. Non-compliance can result in building evacuation orders.

Structural Integrity Reserve Study
HOAs and condo associations must conduct reserve studies and fully fund reserves for structural components. Associations can no longer waive or reduce reserve funding.

HOA Transparency & Document Access
Homeowners now have the right to access HOA records, attend board meetings, and challenge improper fines. Associations with 100+ parcels must post governing documents online and respond within set timeframes.
